Terms & Conditions

These Terms & Conditions apply to all bookings made for a serviced accommodation property located on Brownlow Road, Cambridge (“the Property”), whether booked directly or via a third-party platform such as Airbnb.

By making a booking, you confirm that you have read, understood, and agree to these Terms & Conditions.


1. The Property Owners

The Property is owned and operated by Siobhan Casey and Adrian Worley (“we”, “us”, “our”).

The Property is offered as serviced accommodation and is not operated as a hotel, guesthouse, or tenancy.


2. Use of the Property

The Property is provided for short and mid-term residential accommodation only.

It may not be used for parties, events, commercial activities, or any unlawful purpose.


3. Bookings

Short stays of 5 days to 1 month are arranged via Airbnb and are subject to Airbnb’s booking process in addition to these Terms & Conditions.

Longer stays of 1 to 3 months are arranged directly with us and are subject to additional payment and security deposit requirements.

All bookings are subject to availability and confirmation.


4. Occupancy

The maximum occupancy of the Property is six (6) guests.

The Property comprises three bedrooms:

  • Two bedrooms with double beds

  • One smaller bedroom which can be configured with bunk beds, a cot or crib, or a desk and workspace depending on guest requirements

Bedroom configuration must be agreed at the time of booking.

Children must be supervised at all times.


5. Check-In and Check-Out

Check-in is from 3.00pm.

Check-out is by 10.00am.

Early check-in and luggage storage may be possible by prior arrangement but cannot be guaranteed due to cleaning schedules and late departures by previous guests.

Unauthorised late check-out may result in additional charges.


6. Payments

Airbnb Bookings

Full payment is taken at the time of booking via Airbnb.

Direct Serviced Accommodation Bookings (1 month or longer)

For stays of one month or longer, the following is required to secure the booking:

  • First month’s accommodation fee

  • A refundable security deposit of £850

Failure to make payments by the stated deadlines will be treated as a cancellation by the guest.


7. Cancellations and Changes by Guests

For bookings made via Airbnb, cancellation terms are governed by the cancellation policy selected at the time of booking.

For direct bookings, cancellations or modifications made within 7 days of the stay start date will incur a charge of 100% of the booking value.

Guests are responsible for checking the booking terms associated with the platform used, as additional terms may apply.

Guests are strongly advised to take out appropriate travel or holiday insurance to cover cancellation due to illness, travel disruption, or unforeseen circumstances.


8. Cancellation by the Property Owners

We will make every reasonable effort to ensure the Property is available for the confirmed booking dates.

In the unlikely event that the Property becomes unavailable and we are required to cancel a booking, we will offer one alternative set of dates in a comparable season where possible.

If no suitable alternative dates can be agreed, all monies paid will be refunded less a £50 administration fee.

No compensation or consequential losses will be payable.


9. Breakages, Damage and Security Deposit

If any items, fittings, utensils, crockery, or cutlery are broken, damaged, or missing upon arrival, this must be reported to us immediately.

A reasonable degree of normal wear and tear is expected. However, guests are responsible for any damage, breakages, or losses beyond this.

Charges will be based on the lowest current market replacement value.

We reserve the right to charge for excessive cleaning where the accommodation has been left in an unacceptable condition, including but not limited to waste, litter, damage, or inappropriate movement of furniture and contents.

We appreciate honesty and encourage guests to report accidents as soon as they occur so that a fair resolution can be agreed prior to departure.

Security Deposit for Stays of One Month or Longer

A security deposit of £850 is required and must be paid no later than 7 days prior to check-in.

The deposit is refundable following departure, subject to inspection.

Any deductions for damage, excessive cleaning, policy breaches, or missing items will be taken from the deposit.

The balance of the deposit will be returned to the original payment method within 7 days of check-out.

Failure to pay the security deposit by the stated deadline will be treated as a cancellation by the guest, with the cancellation terms applying in full.


10. Cleaning and Linen

Cleaning and fresh linen are charged on each stay.

For stays longer than two weeks, cleaning schedules, linen changes, and towel refreshes can be discussed and agreed in advance.

Cleaning and linen services are coordinated by our property manager.


11. Smoking Policy

The Property is strictly non-smoking throughout, including all indoor areas, the garden, and outdoor dining spaces.

This includes e-cigarettes and vaping.

Evidence of smoking will result in a minimum additional cleaning charge of £200, with further costs applied where deep cleaning of soft furnishings is required.


12. Pets

Well-behaved dogs are permitted by prior agreement only.

The following conditions apply:

  • Dogs are not permitted upstairs, in bedrooms, or on sofas or soft furnishings

  • No pet equipment is provided

  • Guests must bring their own dog bed, bowls, and waste bags

  • Dogs must be kept under close control at all times

  • The garden boundaries are not guaranteed to be secure

All pet waste must be cleaned up immediately. Any additional cleaning or damage caused by pets will result in deductions from the security deposit.


13. Behaviour, Noise and Parties

The Property is located in a quiet residential cul-de-sac.

Guests are required to keep noise to a minimum, particularly after 10.00pm.

We operate a strict no parties, no events, and no stag or hen group policy.

Unreasonable noise or anti-social behaviour will not be tolerated. We reserve the right to require guests to leave the Property immediately without refund where these conditions are breached. Police may be contacted if necessary.


14. Guest Responsibilities

Guests are expected to:

  • Respect neighbours and the surrounding residential area

  • Keep the Property secure when unattended

  • Dispose of rubbish appropriately

  • Place household bins out for scheduled collection days

  • Report maintenance or safety issues promptly

  • Leave the Property in a reasonably clean and tidy condition

Lost keys, lock-outs, or call-outs may incur additional charges.

Utilities including gas, electricity, water, council tax, and Wi-Fi are included within the accommodation fee, subject to fair and reasonable usage.


15. Owner’s Right of Entry

We reserve the right to access the Property with reasonable notice for essential maintenance, safety inspections, or emergency repairs.


16. Accessibility

The Property is not suitable for guests with mobility impairments.

There is a step up into the Property from the driveway. All bedrooms and the bathroom are located on the first floor and accessed via a staircase.


17. Liability

Guests stay at the Property entirely at their own risk.

We accept no liability for loss or damage to personal belongings, injury, or accidents except where caused by proven negligence.

We are not liable for disruption caused by utility outages, services, weather conditions, or circumstances beyond our reasonable control.

We shall not be liable for failure to perform our obligations where such failure results from events beyond our reasonable control, including but not limited to severe weather, fire, flood, pandemic restrictions, utility failure, or government action.


18. Data Protection

Personal data will be handled in accordance with applicable UK data protection laws. A separate Privacy Policy will be provided. Where bookings are made via third-party platforms such as Airbnb, personal data may also be processed in accordance with their own privacy policies.


19. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.
